What or who is the Avatar?

I read about the Avatar the other day, and cant find much information about it. I heard that the Avatar is God incarnate, then someone told me that the Avatar was the first human to achieve enlightenment, and was given status similar to a Bodhisattva. But someone else told me that the Avatar is the earth spirit in human form. Which is it???
